It is guaranteed to be factory sealed as it has the y-fold seals on top and bottom and Microsoft UPC strip on the side. This game is in near-mint condition. There are no tears in the wrap and no loose discs. There is a line mark/scratch on the wrap in front (can't tell if it goes into the case). This game is very rare so don't miss out!
